Kiawah Island Schedule of Fees & Deposits

Fees

Single Family Residence

  • New Construction: $55.00 per 100 square feet (heated, covered and screened) or a $2,500.00 minimum.
  • New Construction of Model Homes: $1,000.00 for each new home after initial design approval.
  • Major Improvement: $55.00 per 100 square feet (heated, covered and screened) or a $1,500.00 minimum.
  • Minor Improvement: $300.00 – $500.00, at discretion of the ARB.
  • Maintenance Requiring Review: $200.00
  • Maintenance Repair: $100.00

Commercial and Recreational

  • New Construction: Contact ARB
  • Major Improvement: $55.00 per 100 square feet (heated, covered, and screened) or $1,500 minimum, whichever is greater.
  • Minor Improvement: $300.00 – $500.00, at discretion of the ARB.
  • Maintenance Requiring Review: $200.00
  • Maintenance Repair: $100.00

Multi-Family Housing

  • New Construction: $55.00 per 100 square feet (heated, covered, and screened) or $10,000 minimum, whichever is greater.
  • Major Improvement (Single Unit): $55.00 per 100 square feet (heated, covered, and screened) or $500 minimum, whichever is greater.
  • Major Improvement (Multiple Units): $55.00 per 100 square feet (heated, covered, and screened) or $1,000 minimum, whichever is greater.
  • Minor Improvement: $300.00 – $500.00, at discretion of the ARB.
  • Maintenance Requiring Review: $200.00
  • Maintenance Repair: $100.00

Signage

  • $100.00 per application, plus $10.00 per sign after first sign on application.

Construction or Design Change

  • $200.00 per Application. The first Construction or Design Change Fee is waived.

Re-inspection

  • New Construction: $300.00 following second failed inspection.
  • Major Improvement: $300.00 following second failed inspection.
  • Minor Improvement: $100.00 following second failed inspection.

Deposits

New Construction:$7,500.00 by the Property Owner and $7,500.00 by the Contractor. A combined check will only be accepted if the Property Owner and the Contractor are the same entity. $1,500.00 of the contractor deposit will be considered the Foundation Deposit and $1,000.00 will be considered the Final Landscape Plan Deposit. A more substantial deposit may be required for larger commercial projects, to be determined by the ARB at the time of application.

Major Improvement:$2,500.00 by the Property Owner and $2,500.00 by the Contractor. New Construction deposits apply when Major Improvements require demolition that approaches the scope of New Construction.

Minor Improvement:$1,000.00 – $2,500.00, at the discretion of the ARB.

Demolition:$2,500.00 by the Property Owner and $2,500.00 by the Contractor.

Landscaping and Irrigation Budget

Figure to be based on a minimum 2% of the construction budget and depending upon the amount of existing vegetation preserved during construction.

Unauthorized tree removal (6” – 15”): $500.00 per tree and mitigation required
Unauthorized tree removal (16” – 23”): $1,000.00 per tree and mitigation required
Unauthorized tree removal (24” and greater): $2,500.00 per tree and mitigation required
Unauthorized tree pruning (minor): $500.00 per tree
Unauthorized tree pruning (major): $1,000.00 per tree and mitigation required
Burning without a permit: $1,000.00
Unauthorized plan change (minor): $250.00
Unauthorized plan change (major): $1,500.00
Working without a permit: $2,500.00
Failure to submit the New Home Final Landscape Plan prior to installation: $1,000.00
Unauthorized finishes (paint, stain, roof material): total deposit plus future permit hold

*The ARB will assess fines on a case-by-case basis; the amount of fines are subject to periodic increases at the sole discretion of the ARB
