Fees

Single-Family Residential Review

  • New Construction and Rebuilds: $120 per 100 square feet (heated, covered, and screened) or a $6,000 minimum.
  • New Construction of Model Homes: $2,000 for each new home after initial design approval.
  • Major Improvement: $3,000.
  • Improvement: $1,000 for multi-item scope; $500 for single-item scope.
  • Maintenance: $200

Commercial and Recreational Review

  • New Construction: $40 per 100 square feet (heated, covered, and screened) or $10,000 minimum, whichever is greater.
  • Major Improvement: $3,000.
  • Improvement: $1,000 for multi-item scope; $500 for single-item scope.
  • Maintenance: $200.

Multi-Family Residential Review

  • New Construction: $40.00 per 100 square feet (heated, covered, and screened) or $10,000 minimum, whichever is greater.
  • Major Improvement: $60.00 per 100 square feet (heated, covered, and screened) or $500 minimum, whichever is greater.
  • Major Improvement (Multiple Units): $60.00 per 100 square feet (heated, covered, and screened) or $1,000 minimum, whichever is greater.
  • Improvement: $3000 project-wide for multi-item scope; $2,000 project-wide for single-item scope; $1,000 for single unit multi-item scope; $500 for single unit single-item scope.
  • Maintenance: $1,000 project-wide; $200 for single unit.

Vegetation Review

  • $25 per palm removal.
  • $50 per tree removal of 6″ or greater but less than 24″ in caliper.
  • $100 per tree removal of 24″ or greater in caliper.
  • $300 for dune pruning.

Signage Review

  • $100.00 per sign type on application.

Construction or Design Change Review

  • First Construction or Design Change: Fee Waived.
  • Each Additional: $200.

Re-inspection (fee applies after second failed inspection)

  • New Construction: $300.
  • Major Improvement: $300.
  • Improvement: $200 (multi- and single-item review).
  • Maintenance: $100.

Deposits

New Construction Permit: $17,000 by the Property Owner and $15,000 by the Contractor. A combined check will only be accepted if the Property Owner and the Contractor are the same entity. $5,000 of the Contractor deposit will be considered the Foundation Deposit and $1,000 will be considered the Final Landscape Plan Deposit. A more substantial deposit or Letter of Credit will be required for larger commercial and multi-family projects, with the amount to be determined by the ARB at the time of application based on the scope.

Major Improvement Permit: $7,500 by the Property Owner and $7,500 by the Contractor. New Construction deposits apply when Major Improvements require demolition that approaches the scope of New Construction.

Improvement Permit:

  • Multi-item Scope: $5,000.
  • Single-item Scope: $2,500.

Maintenance Permit: $1,000.00.

Vegetation Permit: $1,000 when tree removal requires mitigation; $2,500 for dune pruning.

Construction or Design Change: If the scope of work modifies the permit type, additional deposits will apply.

Demolition Permit: $5,000 by the Property Owner and $5,000 by the Contractor.

Landscaping and Irrigation Budget:

Figure to be based on a minimum 2% of the construction budget and depending upon the amount of existing vegetation preserved during construction.

Fines*

Construction Sites

  • Littered site: $500.
  • No temporary sanitary facilities, or unscreened: $500.
  • Contractor/Subcontractor misconduct: $500.
  • Building equipment or material on right-of-way: $500.Damage to right-of-way: $500.
  • Parking on adjacent property: $500.
  • Building equipment or material on adjacent property: $500.
  • Nonconforming job sign, or unapproved signage: $500.
  • Unapproved burning: $5,000.

All Properties

  • Damage to natural areas (minor): $2,500.
  • Damage to natural areas (major): $12,500 and mitigation required.
  • Unauthorized tree removal per inch of trunk diameter: $1,000/inch plus per-inch mitigation.
  • Unauthorized tree pruning (minor): $2,500 per tree.
  • Unauthorized tree pruning (major): $5,000 per tree and mitigation required (pruning of more than 25% of a tree will be considered a removal and fines assessed accordingly).

ARB Process

  • Unauthorized plan change (minor, per item): $1,250.
  • Unauthorized plan change (major, per item): $7,500.
  • Failure to submit the New Home Final Landscape Plan prior to installation: $5,000.
  • Working without a permit (Maintenance): $5,000.
  • Working without a permit (Improvement): $12,500.
  • Working without a permit (Major Improvement of New Construction): $100,000.
  • Unauthorized finishes (paint, stain, roof material, etc.): Possible total deposit plus future permit hold

*NOTES

The ARB may assess fines on a case-by-case basis:

  • Amounts listed are minimum fines.
  • For tree removals or damages to natural areas, increases in proportion to impact will be assessed.
  • For unauthorized tree or vegetation removals, fines may be increased to reflect contractor non-compliance with permitting requirements.
  • Fines may be levied daily, weekly, or monthly as warranted.
  • Fines are subject to periodic increases at the sole discretion of the ARB.
